Listing with Ostrich explained

Step 1Arrange photoshoot

Book a time that suits you for us to take photos of your home. We’ll use these to create your listing and prepare a floor plan.

A member of the Ostrich property team will be present at the photography appointment to help prepare your market price estimate and answer any questions you have.

Step 2Review listing

We’ll create the perfect listing for your home, highlighting the details that make it special. Whether it’s the unique layout, immaculate interior design, architectural details or local area, we’ll draw buyers’ attention to the parts you care about.

As soon as you’re happy with your listing, it’ll go live. Your listing is private, so your home won't appear on Rightmove or Zoopla. Only registered buyers will be able to view it.

Step 3Set Sale Status & Price Guide

Your Sale Status can be set to pre-market or off-market, depending on your timeline. Pre-market is ideal if you're not planning to sell within the next 12 months. Potential buyers can join your waitlist, and we'll notify them once you move to off-market. Off-market: For those ready to sell within the next 12 months. Buyers can request a viewing by submitting an indicative offer.

We’ll send you our market appraisal plus comparisons from recent sales. You can use this information to set a Price Guide, giving buyers an idea of what you’d be willing to sell for. You can update your Price Guide anytime.

Step 4Review offers

We’ll get your home in front of serious buyers who value what makes it unique. Buyers can join the Waitlist for your home to be the first through the door when you’re ready to sell or send indicative offers to tempt you to sell. Offers include the buyer’s funding position, whether they have a property to sell first and a note about why they’re interested in your home.

It’s your choice whether to explore the offer with the buyer, or reject it.

Step 5Sell with Ostrich

If you’d like to move forward with an offer, we’ll be there every step of the way to help you complete the sale. We’ll:

  • Arrange viewings
  • Qualify buyers
  • Verify proof of funds
  • Negotiate price
  • Get buyer feedback
  • Prepare the heads of terms
  • Connect solicitors
  • Manage the ongoing chain

Our rates

We charge 1% (inc. VAT) for sales made through Ostrich. Everything else, like photographing your home and creating a floor plan, is free.

No commitment

If you decide to sell your home on the open market with a traditional agent, you can leave Ostrich at any time — no strings attached.
